Residential/ Home Improvement Projects


Building permits are required for all construction and homeowner projects. Whether the work is completed by the homeowner or a contractor, all contractors that work on the project are required to register with the Village prior to proceeding with the project. Construction projects include but are not limited to: sheds, decks, pools (both in ground and above ground), fences, roofs, lawn irrigation, siding, window replacement, etc. General building information for any of these types of projects can be found in the Building Guide for Miscellaneous Projects.

The process of obtaining a building permit for a home improvement project is as follows:

  1. First we recommend that you review the Building Department’s Building Guide for Miscellaneous Projects and the Building Guide for Remodeling Projects. These guides give greater detail in regards to each specific type of project.
  2. Second, obtain and complete the appropriate permit application for your project. The applications are available online or at the Village Hall.
  3. Third, visit the Building Department and bring the completed building permit application, construction details for your project, a property survey or site plan and the name and registration number of the contractor doing the work.

The review and approval time can be up to two weeks, so please allow ample time when planning your project. For small projects such as fences, decks, roofs and above ground pools, a verbal approval can be issued typically within a 48 hour time period.

The minimum fee for a building permit is $30.00. The fee for all of the permits listed below, except for garages, remodeling, room additions and in-ground swimming pools, will be $30.00.

The specification sheets and forms listed below will help you complete your permit and project in accordance with the Village Building Code. The absence of a specification project does not mean a permit is not required.   • Car Charger Station
    Required for electric upgrades for electric car chargers
  • Deck/ Pergola/Gazebo/Porch Permit Required for all decks, porches or free standing structures
  • Driveway Permit Required for removal or replacement of all asphalt, paver or concrete driveways
  • Electric Service Permit Required for electric services upgrades
  • Fence Permit All supporting posts shall be installed to the interior of the property with the good side out
  • Garage Permit – Attached Garage Requires complete footing/foundation and is attached to principal building
  • Garage Permit – Detached Garage Garages up to 600 sq. ft. can be constructed on a floating concrete mat foundation
  • Generator Permit Required for back-up power systems 
  • Lawn Sprinkler State Plumbing License and RPZ backflow protection required
  • Roof Permit State Roofers License Required for all Roofing Contractors Permit applicant must submit a copy of their driver’s license
  • Remodeling (interior & basement) All interior remodeling and basement habitable spaces
  • Room Additions All new additions that are attached to the principle building
  • Shed Permit Any accessory building with a maximum area of 180 sq. ft.
  • Siding Permit - permit required prior to installing new siding
  • Swimming Pool (Above Ground) / Hot Tub Permit All pools with a water depth of 24” or more – pools require a 5’ fence Heated pools require compliance with the 2012 Energy Code
  • Swimming Pool (In Ground) permits for pools require a 5’ fence to protect area heated pools require compliance with the 2012 Energy Code
  • Window/Door Permit requires compliance with Sate Energy Code and minimum design
    pressure of dp 30

Permits are not required for the following projects: paver or concrete patios, private sidewalks, landscaping and decorative features, gutters, swing sets or play houses less than 100 sq. ft.
